We are seeking a reliable, experienced property manager who is focused on customer service to join our growing team. In this position, you will coordinate the selling, buying, leasing, and tenant management of our properties. You must manage property finances and operations in a smooth and efficient manner.


  • Manage day-to-day requirements of properties
  • Oversee rent, utility and maintenance requirements, and schedule any maintenance requirements
  • Document expenses, invoices, receipts, and warranties as they relate to the properties
  • Oversee security precautions on all properties
  • Oversee & document property policies and procedures & preventive maintenance policies
  • Be responsible for processing reviewing and verifying tenant applications.
  • Be responsible for preparing and executing lease contract with tenants
  • Oversee advertising and marketing for new and vacant properties
  • Complete annual property inspections with photos and documentation
  • Provide owners with maintenance and cosmetic improvement recommendations to maintain and improve
  • Keep all property records complete and up to date
  • Maintain a positive relationship with owners and tenants
  • Manage all vendors (landscaping, cleaning crews, etc.)
  • Oversee and coordinate property repairs and renovations
  • Establish communication for repairs and emergencies
  • Prepare end of year financial reports as required for tax documentation
  • Advertise and recruit new rental properties
  • Identify properties for sale that would be good rentals for owners growing their portfolios
  • Provide free market analyses to property owners if interested
  • Handle the advertising, marketing and closing of properties owners would like to sell

Property Manager Requirements and Qualifications

  • MUST have an Alabama real estate license (or the ability to obtain it within 2 months of hiring)
  • High school degree or equivalent
  • Three years of property management, supervision, or related experience
  • Knowledge of local, state, and federal property regulations
  • Experience with Appfolio preferred
  • Proficient computer skills, including Microsoft Office Suite (Word, PowerPoint, Outlook, and Excel)
  • Organized and able to create multiple timelines, budgets, and schedules
  • Excellent verbal and written communication skills
  • In-depth understanding of marketing and advertising rental properties
  • Able to analyze problems and strategize for better solutions
